Jackson County Real Estate Market Update: August 2026
The Jackson County real estate market offered buyers more choices in August 2026. Home prices remained steady, while inventory continued to grow. Although sales slowed compared with last year, well-positioned homes still attracted buyers.
Here is a closer look at the latest single-family and condominium market data.
Jackson County Home Prices Remained Steady
The median sales price for a single-family home was $225,000 in August. That figure remained unchanged from August 2025.
Year to date, the median sales price reached $230,000, which was also nearly identical to last year. Therefore, Jackson County home values remained stable despite changes in sales activity and inventory.
The average single-family sales price was $265,325 in August, down 1.8% from the previous year. However, the year-to-date average increased 1.8% to $271,057.
Buyers Had More Homes to Choose From
Inventory grew significantly in August. Jackson County had 523 single-family homes for sale, representing a 43.7% increase from last year.
In addition, the months’ supply of inventory increased from 2.5 months to 4 months. This change gives buyers more options and additional time to compare properties. However, sellers still benefit from professional pricing and effective marketing.
Homes received an average of 98.6% of their list price, slightly higher than the previous year. As a result, accurately priced homes continued to perform well.
Sales Activity Slowed in August
Jackson County recorded 156 closed single-family home sales during August. That was a 17.5% decrease from the 189 sales reported in August 2025.
Pending sales also declined, falling from 164 to 78. Year to date, pending sales were down 15.4%, while closed sales decreased 6.4%.
Despite the slowdown, homes sold slightly faster during the month. The average time on the market decreased from 31 days to 30 days.
Jackson County Condominium Market
The condominium market had limited activity in August, so percentage changes may appear more dramatic.
Four condominiums closed during the month, compared with 17 last year. Meanwhile, the median condominium sales price decreased to $148,700.
Condo inventory increased to 29 available units, providing a 4.9-month supply. Condominiums also spent an average of 107 days on the market. However, these figures reflect a small number of monthly transactions and may not represent every price range or neighborhood.
What Does This Market Mean for You?
For buyers, growing inventory may create more opportunities and greater negotiating flexibility. Still, desirable homes can attract strong interest when they are priced appropriately.
For sellers, the market now requires a more thoughtful strategy. Pricing, presentation and exposure play an increasingly important role when buyers have more homes to consider.
